If you are looking at retirement communities in Watersound, Florida, five come up most often: Watersound Origins, Watersound Camp Creek, Watersound Beach and Watersound West Beach — all developed by The St. Joe Company and all open to buyers of any age — plus Latitude Margaritaville Watersound, which is the only 55+ age-restricted community carrying the Watersound name. There is also Watersound Fountains, an independent living community within Watersound Origins.

That list is the short answer. The longer answer is that "Watersound" is not one neighborhood, and the confusion between these communities causes more wasted trips than anything else I see in this market.

Watersound is a brand, not a single neighborhood

Watersound is a name The St. Joe Company uses across several separate communities on the eastern end of Scenic Highway 30A, stretching from Lake Powell toward Seagrove. Most of them have Inlet Beach, FL 32461 addresses and sit in Walton County.

Latitude Margaritaville Watersound is the exception, and it is the one most retirees are actually searching for. It is a joint venture between Minto Communities, Margaritaville Holdings and St. Joe, and it sits on the Bay County side, with a Panama City Beach, FL 32413 address. Same brand name, different county, different tax bill, different drive to the grocery store.

This matters practically. Buyers regularly tell me they toured "Watersound" and could not find the 55+ amenities they read about — because they were standing in an all-ages community several miles from the one they meant.

Latitude Margaritaville Watersound — the 55+ one

This is the age-restricted community, planned at roughly 3,500 homes, with sales open since 2021. It has its own Town Square with a band shell, the Fins Up Fitness Center, pickleball, pools, the Bar & Chill restaurant, a wood shop, and access to the Intracoastal Waterway. Residents get around largely by golf cart.

Who it suits: retirees who want the social calendar built for them, neighbors in the same stage of life, and a maintenance load closer to zero. I live in this community, so I will also say the obvious — it is busy and social by design, which is exactly right for some people and too much for others.

Watersound Origins — the all-ages coastal village

A 1,400-acre community on the banks of Lake Powell, one of Florida's largest coastal dune lakes. It has the Origins Golf Course, the Watersound Origins Club with a resort-style pool and fitness, nature trails, a Lake Powell dock, and the Watersound Town Center with a Publix, shops, dining and medical offices at the entrance.

Who it suits: retirees who do not want an age-restricted community, who like the idea of families and grandchildren around, and who value having everyday errands inside the neighborhood. It sits higher on price than the Bay County communities.

Watersound Camp Creek, Watersound Beach and West Beach

These are the upper end of the Watersound name.

Watersound Camp Creek is a gated South Walton community next to the Camp Creek Golf Club, with large homesites and mandatory Watersound Club membership. A short golf cart ride to 30A or to Town Center.
Watersound Beach and Watersound West Beach are gated communities directly on Scenic 30A, closest to the Gulf and priced accordingly.
Watersound Fountains is an independent living community inside Watersound Origins — a genuinely different product from the rest of this list, and the right conversation if you are planning for care needs rather than just a house.

So which is best?

Honestly, it depends on one question: do you want an age-restricted community or not? If yes, Latitude Margaritaville Watersound is the only real answer carrying this name, and the comparison worth making is against other Florida 55+ communities rather than against its Watersound neighbors. If no, Watersound Origins gives you the most community for the money, and Camp Creek or the beachfront gated communities are the step up.
