Here's how it works in 2026 and how to make sure you don't leave money on the table.


The short answer: if your Panama City home is your permanent residence, the homestead exemption can reduce its taxable value by up to $50,000, the Save Our Homes cap limits annual assessment increases to 3%, and homeowners 65+ may qualify for an additional exemption. What is the Florida homestead exemption?


If you own your home and it's your permanent residence, you may qualify for an exemption of up to $50,000 off your property's assessed value. The first $25,000 applies to all taxing authorities. The second $25,000 applies to everything except the school district portion. In practice, that commonly saves Florida homeowners several hundred dollars a year. Because adoption and the exact income limit are set locally, confirm the details with the Bay County Property Appraiser before you count on it. It's one of the most overlooked savings for retirees.

Save Our Homes and portability


Once you have the homestead exemption, the Save Our Homes benefit caps how much your assessed value can rise each year at 3% — a real advantage as the coastal market grows. And if you later move to another Florida home, portability lets you transfer up to $500,000 of your accumulated Save Our Homes savings to your new homestead, so you don't lose that protection when you relocate within the state.


How and when to apply


You must own and occupy the home as your permanent residence as of January 1, then file Form DR-501 with your county property appraiser by March 1 of that tax year. Most counties allow online filing. You'll typically need a Florida driver's license or ID showing the homestead address, your Social Security number, and proof of ownership. Miss the March 1 deadline and you generally waive the exemption for that year, so it's worth handling right after closing.
