If you are searching for a local real estate specialist in Watersound, FL, here is the short version: my colleague Nancy Glaze and I both worked for the builder at Latitude Margaritaville Watersound, and we both live here. That combination — builder-side experience plus an actual address in the community — is the reason we started a YouTube channel, and it is the reason this blog exists too.

Why "Resident Expert" Actually Means Something Here
Plenty of agents will tell you they know a community. Fewer have sat on the builder's side of the desk. Fewer still go home to that community at the end of the day.
Nancy and I do both. We met while we were working at Minto, the builder here at Latitude Margaritaville Watersound. I was the director of sales. Nancy was our top sales professional. We enjoyed working together so much that when we both moved on to Coldwell Banker Realty, we kept working together — now as peers, and now representing buyers and sellers instead of the builder.
We are also neighbors. We both live in phase three, right down the street from each other. I am on my third home in this community — I call it our Goldilocks house, because it took a couple of tries to get it just right.

Lynn LeMaster
I have been a real estate broker in Florida since 2001. After my kids left home I decided to try corporate life, which took me to Disney — I worked out in Rancho Mirage, California, near Palm Springs, on their Storyliving by Disney communities.
Then my husband and I started thinking about my parents. I grew up in Tallahassee, and from California we were a very long way from being any help to them. We wanted to be closer, so we came over to this side of Florida. We had always loved Panama City Beach, but I had never heard of this neighborhood until we found it. We toured it, we decided to build, and we loved both Minto and the building process.
Nancy Glaze
Nancy came up through hotels, hospitality, and customer service, which turns out to be excellent training for this work. She is originally from Texas — and a proud Texas A&M Aggie — and lived in Colorado before her husband decided he had had enough of snow. They moved here in 2022 and built their home. She lives in a Trinidad Bay model, so if that floor plan is on your short list, she is the person to ask.
She joined Minto about three and a half years ago as a closing coordinator and worked her way up to new home sales professional. As she puts it, when I first walked in the door as a buyer, she would have been the person greeting me. She spent those years walking buyers through options, comparing lots, and working through the pros and cons of every decision that goes into a new build.

Do I need my own realtor to buy a new construction home at Latitude Margaritaville Watersound?
You are not required to have one, but the sales professionals in a builder's sales center represent the builder. Having your own agent means someone is representing you specifically — through option selection, lot choice, inspections, and closing. Having previously worked in that sales center ourselves, we are comfortable saying that representation matters.
Can you help with resale homes, or only new construction?
Both. We work with buyers and sellers on new builds and on resales throughout the community, and I also work the broader Highway 79 corridor near Panama City Beach.
Do you actually live in Latitude Margaritaville Watersound?
Yes — both of us, both in phase three. Nancy built in 2022 and lives in a Trinidad Bay model. I am in my third home here.
