Model Home Row: Touring the 14 Latitude Margaritaville Watersound Home Models

If you are comparing Latitude Margaritaville homes near Panama City, FL, Model Home Row is where it gets easy: there are fourteen models, all in one place, and you can walk them back to back in an afternoon. Nancy Glaze and I walked the row on camera so you can get a feel for it first.
The Cottages Are Duplexes — and That Wall Is Soundproof
This is the question we get most, so let us answer it directly. Every cottage home here is a duplex: two homes attached, sharing a single wall. That wall is soundproofed.
You do not have to take the brochure's word for it. Nancy rented a cottage while her own single-family home was being built here — so she lived behind that wall, for months. Her verdict on camera: not a peep out of the neighbours. Not once.
That is the kind of thing you can only really learn from someone who has lived it, and it is a big part of why the cottages deserve a look even if "duplex" was not on your list.
On pricing, the cottages were sitting just over $300,000 at August 2026 pricing when we filmed — a strong entry point for this community. Builder pricing moves, so treat that as a snapshot rather than a quote, and ask us for the current numbers.

Then the Villas
Moving down the row, the first villa you meet is the Tortola, which is attached to a Barbuda Bay — a useful pairing to see in person, because it shows you exactly how two attached villas relate to each other.
A little further along is the Parrot, which has a bay window area I have always liked. Small feature, but it changes the whole feel of that room.
Lot Sizes: 60 Feet Wide, 50-Foot Footprint
Worth knowing before you fall for a floor plan. A standard lot here is 60 feet wide, and the home footprint is 50 feet. That five feet either side is what you have to work with, and it is the number that decides a lot of landscaping and side-yard questions later.
Walking the exteriors is also the best moment to talk construction quality — what you are looking at from the outside tells you a good deal about how these homes are put together.

How to Walk the Row Without Losing Track
Fourteen models is a lot to absorb in one visit. Two suggestions from doing this many times: decide your must-haves before you start walking, and take a photo of each model's name plate as you leave it. By model nine everything blurs together, and the names are how we will talk about them afterwards.
